From what I can see there are a lot of cheap good looking properties in the Phoenix area. I have no idea, so maybe someone on here can give us some insight in to som the areas such as;
Peoria, Surprise, Sun City, Glendale

Yeh websites give me indication on price and return.
Need to know extras, population, growth, crime, schools, family or business orientated, young community, old community etc |

I know nothing about real estate, but Sun City is a retirement community -- literally a town built for old people, it's awful there.
Glendale is alright and that's about as far as I go west, personally. Never been a fan of what is on the West Valley (west of Phoenix). I'm an East Valley guy; Mesa, Gilbert, Chandler, Tempe, Scottsdale

Yeah; Local knowledge please...

Didnt get flooded where I am, not as bad as 2011 when everything went under in Brissie. Had a few clients go under, never nice. Some places the water was over 2 storeys high (Bundaberg, which is up north) insane

As far as AZ? I don't wanna misguide you, because like I said, I don't know much about the real estate market out here (other than it's still recovering), but there isn't much building of new communities right now -- at least out by me, or anywhere in the East Valley. Can't speak for areas like Peoria and Surprise. |

OK - first off I spent 32 years in the valley - born there in 1979. Lived in north Phoenix (4 years, later 7 years), Ahwatukee (20 years), Mesa (1 year), north Scottsdale (1 year).
I lived near the mountains most of that time - I was stung twice by bark scorpions - once in Ahwatukee at my parent's house, once at our place near 32nd street and Shea in north Phoenix. Yes, scorpions are mostly next to the mountains, but I've heard of them in and around mid-city areas too. If you spray to have the crickets outside of your place killed (I didn't want to treat inside at all), and seal up everywhere it reduces the problem a lot. Also going out and killing them reduces the problem a lot - we used an LED black-light and a pluber's torch .
I think it's still worth-it to live near the mountains even with the scorpions - especially the south mountains and the mcdowell mountains where mountain biking and hiking are great. |
